Energetic certification
The energy efficiency certificate or energy certificate is an official document drawn up by a competent technician that includes objective information on the energy characteristics of a property.
What does
it consist of
The energy certification qualifies a property for energy by calculating the annual energy consumption necessary to satisfy the energy demand of a building under normal conditions of occupation and operation, including the production of hot water, heating, lighting, cooling and ventilation.
This certificate is mandatory, with some exceptions, for the owner of any individual part of an existing building (homes, offices or premises) subject to a sale or rental operation.
Royal Decree 235/2013, of April 5, which approves the basic procedure for the certification of the energy efficiency of buildings, entered into force the day after its publication in the Official State Gazette No. 89 (13 /04/2013), its application being voluntary until June 1, 2013. From that moment on, the presentation or making available to buyers or tenants of the energy efficiency certificate of all or part of a building, according to applicable, will be enforceable for purchase, sale or lease contracts entered into after said date.
The regulations establish that the legal responsibility for the possession or not of the certification will be of the owner and the possible infractions and sanctions range from 300 to 6,000 euros.
